“Smart & Share Town Concept” for Eco-Friendly Town Development Launched at Shin-Funabashi Station East Zone Redevelopment Project in Funabashi City, Chiba Prefecture

Mitsubishi Corporation (hereinafter, “MC”) and Nomura Real Estate Development Co., Ltd. (hereinafter, “Nomura Real Estate”) are teaming up on a project under the “Smart & Share Town Concept” for developing a town that continuously generates environmental value. The two partners will develop the “Funabashi Kita-Honcho Project (Tentative),” a redevelopment project currently under way in Shin-Funabashi Station East Zone (Kita-Honcho 1-chome, Funabashi City, Chiba Prefecture). This development will be carried out in an integrated manner with “ÆON MALL Funabashi (Tentative),” a project planned for the West Zone of the station.

* Of all new condominium buildings supplied in the Tokyo Metropolitan area (Tokyo, Kanagawa, Chiba and Saitama prefectures) from January 2004 to October 31, 2011, this project is one of the largest condominium projects with a site area of 50,000 m2 or greater, in terms of the planned number of condominium units to be supplied.

“Smart & Share Town Concept”
The “Smart & Share Town Concept” is based on the following three elements.
1.Develop cutting-edge urban systems and infrastructure utilizing innovative environmental technology, IT network technology and other innovations seen in recent smart city development projects.
2.Develop systems and opportunities to create bonds among residents (i.e., opportunities to share common values).
3.Develop systems for sharing innovative social systems achieved through 1. and 2. above in terms of both physical infrastructure and services, with the view to developing a town that can continuously generate environmental value.
 
Creating a Town Through a Partnership Between MC and Nomura Real Estate
MC and Nomura Real Estate will take full advantage of their respective strengths to promote the “Smart & Share Town Concept.” MC is a global integrated business enterprise that develops and operates businesses across virtually every industry and has expertise in energy conservation and environment-related businesses developed worldwide. Nomura Real Estate has continuously provided residences that offer the highest customer satisfaction under the “PROUD” brand.
 
The roles of the two companies in this project shall be as follows:
MC
Formulate the town development plan, form the consortium for implementing the concept, and manage the entire project from site acquisition to zoning and development
Nomura Real Estate
Manage the residential development project for implementing the concept
 
 
Examples of activities based on the “Smart & Share Town Concept”
・Create an eco-friendly “Electric Vehicle (EV) Mobility Town” by actively introducing EV and electric bicycle infrastructure.
・Install emergency backup power supply systems by combining EVs, lithium-ion batteries and solar power generation.
・Implement activities that foster a voluntary and sustained commitment to energy conservation among residents such as by making energy usage visible and providing a range of demand-response electricity bill options.
・Apply the benefits from trading in domestic carbon credits to assist with town management and community building (planned).

1.  About the “Smart & Share Town Concept”
(1)  “Smart & Share Town Concept”
The guiding principle for developing the new town is the idea of “Smart & Share,” a combination of the concepts of “smart” and “share.”

”Smart” refers to innovation harnessing the latest cutting-edge technologies, while “share” refers to opportunities in various daily life settings to create bonds and relationships among residents. Share in this sense is akin to developing a community spirit.

The “Smart & Share Town Concept” refers to town development that links people together by harnessing cutting-edge environmental technology and knowledge, as well as IT networks. MC and Nomura Real Estate will develop a new type of town by combining the value of sharing, which is an integral part of the Japanese spirit, with modern technologies and ideas.

The “Smart & Share Town Concept” represents a new approach to town development blending environmental consideration with the traditional Japanese lifestyle.

 
(2) Promoting the “Smart & Share Town Concept” Through the “Five Ways to Share”
MC and Nomura Real Estate will promote “Five Ways to Share” to realize the “Smart & Share Town Concept.”
The “Five Ways to Share” are as follows:

・Develop a lush natural environment
・Foster an awareness of the importance of nature in local communities by providing opportunities for town residents to participate in the preservation of the natural environment
 
II. Eco Life Share
・Introduce the concept of joint use of EVs and electric bicycles
・Promote initiatives for eco-friendly lifestyles through energy conservation measures, such as utilizing smart meters for visualizing all energy and resource use, including electricity, gas and water
 
III. Learning Share
・Set up a clubhouse to accomodate diverse learning styles
・Promote a lively local community with the clubhouse as a focal point
 
IV. Life Support Share
・ Attract a large-scale hospital to the area
・ Support the health management of town residents
 
V. Safety Share
・ Rigorously implement crime-prevention and disaster-readiness measures
・ Raise disaster-readiness awareness among town residents by establishing physical infrastructure and sharing information
